A Site Visit Checklist: What to Look at Before You Buy

Photos show the best angles. A visit shows the rest — here is what to check, room by room and outside the gate.

Listings are designed to look their best. A site visit is where you find out how a property actually lives. Take this list with you.

Light, air and noise

  • Visit at the time of day you would normally be home.
  • Check which rooms get direct sunlight and cross-ventilation.
  • Stand quietly for a minute in the bedrooms — traffic and neighbours are easier to hear than to imagine.

Structure and finish

  • Look for damp patches, cracks and fresh paint over small areas.
  • Open taps, flush toilets and switch on lights and fans.
  • Ask the age of wiring, plumbing and the roof or terrace waterproofing.

Outside the gate

  • Drive the route to work or school at rush hour.
  • Check road width, parking and where rainwater goes.
  • Look at what is being built nearby — it will be your view later.
